Why location matters for industrial property
For industrial property, location isn't just about prestige — it affects your logistics costs, your access to workers, how your customers reach you, and what type of buildings and units are even available. An e-commerce business that ships daily has very different location needs from a workshop that needs B2 zoning.
Here's a tour of the main industrial areas in Singapore and who each one tends to suit. These are broad area descriptions — zoning and approved use must be checked at the individual plot, building or unit level, so treat this as a starting point, not a rule.
Yishun (North)
Yishun Industrial is a popular B1 area in the north, home to flatted factories and light industrial buildings like A'Posh BizHub. Access varies by building — some industrial estates need a bus or short drive from the MRT — but it's broadly well-connected to the expressways, has a good mix of SMEs, and offers relatively accessible units for e-commerce, trading, light assembly and storage.
Because it's B1 and close to residential areas, it suits clean, light businesses that want a reasonably central north location without paying central-region prices.
Woodlands (North)
Woodlands Industrial Estate (including Woodlands Horizon, Woodlands 11 and the surrounding area) is a major northern industrial hub, close to the Causeway. It has a mix of flatted factories, ramp-up factories and terrace factories, covering both B1 and B2 uses.
Its proximity to Malaysia makes it attractive for businesses with cross-border logistics. It suits trading, logistics, light manufacturing and businesses that value northern access.
Tuas & Pioneer (West)
Tuas is Singapore's heavy industrial heartland in the far west, predominantly B2. It's where you find heavy manufacturing, chemical processing, metalworking, and large-scale logistics, including the Tuas Port area. Pioneer is a neighbouring zone with a similar industrial character.
Tuas suits heavier trades and large operations that need B2 zoning and big floor plates. It's far from the city, so it's less about convenience and more about the space and zoning heavier businesses need.
Sungei Kadut (North / North-West)
Sungei Kadut is an industrial estate in Singapore's north / north-west, known for woodworking, furniture manufacturing, and a mix of B2 and some B1 uses. It has a lot of terrace and ramp-up factories and is home to many established industrial businesses.
It suits manufacturing, fabrication, and trades that need direct ground or ramp access, often at more competitive rents than newer developments.
Kallang & MacPherson (Central)
Kallang and MacPherson are central industrial areas with a lot of older flatted factories and light industrial buildings, mostly B1. Because they're close to the city, they're popular with businesses that want central access — trading companies, e-commerce, light assembly, and businesses whose staff or customers come from all over the island.
Central location means rents can be higher, but you save on travel time and logistics for a centrally-distributed operation.
Eunos, Kaki Bukit & Ubi (East)
These eastern industrial estates (Eunos, Kaki Bukit, Ubi) offer a mix of flatted factories, ramp-up factories and light industrial space, mostly B1. They're well-connected to the city and the east, and popular with SMEs across trading, light manufacturing, automotive and e-commerce.
They're a solid middle ground — central-ish, a good range of unit types, and a lively SME community.
Loyang & Changi (East)
Loyang and the Changi area in the east are known for logistics, warehousing, and businesses tied to air freight (given the proximity to Changi Airport). There's a mix of B1 and B2, with larger floor plates and good vehicle access.
These areas suit logistics, distribution, and businesses with import/export activity, especially air freight.
How to choose your area
The right area depends on your business: where your goods come from and go to, where your workers live, whether you need B1 or B2, and what type of building you need. There's no single 'best' area — only the best fit for your operation.
Tell me what your business does and what you need from a location, and I'll shortlist areas and buildings that actually make sense — then we go view the ones worth your time.
