Industrial & Commercial Property Agent
Residential property in Singapore is heavily restricted with progressive ABSD rates. Industrial property gives business owners and investors a different avenue — commercial tenants, higher typical gross yields, and zero residential ABSD.
In Singapore, buying a second or third residential property triggers heavy Additional Buyer's Stamp Duty (up to 60%). Pure commercial and industrial properties carry 0% ABSD — allowing you to acquire property assets without the punitive residential tax surcharge.
Historically, Singapore industrial units (B1 & B2) offer higher gross rental yields (typically 4% to 6%+) compared to private residential properties (usually 2% to 3.5%), delivering stronger cashflow to service commercial mortgage payments.
Industrial premises are leased to operating businesses, logistics firms, or production operators who sign formal multi-year commercial leases (typically 2 to 3 years with options to renew), reducing turnover friction and void periods.
Compared to landed or private residential units costing $2M to $4M+, smaller strata factory or ramp-up units start from attractive capital quantums ($700K to $1.3M+), making it an accessible commercial asset class to build capital.
That's what makes industrial property intimidating for a new investor. The unit can look perfectly fine on viewing day — while the problem is hiding somewhere else.
A low price feels good until you discover the weaker lease, awkward unit, poor access or limited demand that future tenants and buyers also notice.
If fewer businesses can use or want the unit, your tenant pool shrinks — and the rental plan on paper may not become reality.
Down payment, financing, BSD, GST where applicable, legal costs, fit-out, maintenance and vacancy can quickly change the numbers.
Years later, remaining lease, financing for the next buyer and the size of the buyer pool can matter far more than they did on day one.
The real risk is not that industrial property is "too complicated."
It is committing first — and learning the important questions later.
When I first started buying industrial property, I had to figure things out one by one — lease, use, financing, GST, building features, restrictions and what actually mattered to a future tenant.
I kept thinking: "I wish someone had simply shown me what to check first."
So I wrote it all down — and turned it into a printable PDF you can take to any viewing. Not to teach you every rule, but to give you a simple way to look at an opportunity before you put your money in.
Each letter is one question I ask before I commit. Together, they help you see past the price tag — and recognise what deserves a closer look. The full checklist — with the questions, what to verify, and the costly traps — is in the PDF.
"What am I getting that the price tag doesn't show?"
A cheap unit isn't always a bargain. Look deeper at remaining lease, location advantages, building strengths, layout, access, tenant appeal and scarcity — the things that make someone still want this property later.
"Can my business actually operate here?"
B1 or B2 zoning tells you the broad category — but it doesn't mean every business can operate there. Check zoning, the 60:40 rule, and your actual trade against the approved use before you commit.
"How much cash do I really need — and do the numbers still work?"
Look beyond the purchase price: down payment, stamp duty, GST where applicable, legal fees, holding costs, realistic rent and vacancy. Run the numbers first, then decide.
"Who is my ideal tenant, and what makes them choose my unit?"
Think about who actually wants to rent here — e-commerce, trade contractors, light assembly. What makes a unit attractive: door-front loading, clean layout, good natural light, practical access for their deliveries.
"Who could buy or rent this from me later?"
Think about the remaining lease, how specialised the layout is, and the size of your future buyer pool. A property can suit you perfectly today but be hard to exit if the market for it is narrow.
"What could stop my plan from working?"
JTC land has assignment and subletting rules. Private strata units have MCST by-laws. Know the conditions that could affect how you rent, hold, or eventually sell the property — before you build your strategy around them.
It's designed to help you recognise what deserves a closer look — and what deserves more questions.
