For Singapore Property Owners Looking to Sell

Most Agents Just List on PropertyGuru and Pray.
I Launch Active Marketing to Hunt for Serious Buyers.

When you sell, every month on the market erodes your pricing power. While typical agents rely on Passive Marketing (list and wait), I run Active Marketing using targeted Facebook & Instagram Ads.

We list across major property portals, plus actively run hyper-targeted Meta campaigns to reach serious investors, business owners, and cash-ready buyers who aren't actively browsing portals every day.

Passive Marketing Waits. Active Marketing Hunts.

The seller's real problem

Owning the property is one thing.
Finding the right buyer is another.

Maybe you've decided it's time to cash out and sell. Maybe you've been weighing up the timing for months. Either way, there's one question that matters more than any other: who is the right buyer for this property — and how do we reach them?

A few photos, a generic description, and then everyone just waits. Days turn into weeks. There are competing listings in the same area — some cheaper, some identical. The only enquiries that come in are lowballers asking for steep discounts or casual lookers who were never serious.

This is List-and-Wait Marketing: relying entirely on passive exposure and hoping the right buyer magically discovers your unit. A property can be technically on the market without ever being actively marketed.

The questions that keep owners awake at night

  • Who would actually want to buy my unit?
  • What is the right asking price in today's market?
  • How do I attract serious buyers instead of lowballers?
  • How do I make my unit stand out from competing listings?
  • Who is the most likely buyer profile for this property?
  • How do I reach more serious buyers beyond just waiting?

These are not listing questions. These are marketing questions.

The Big Difference

Passive Marketing vs. Active Marketing
The Old Way of Selling vs. The New Way.

Most property agents rely on Passive Marketing: upload photos to PropertyGuru, then wait and pray serious buyers show up. When selling, passive waiting causes your listing to go stale and invites lowballers. With Active Marketing, we list on portals and launch targeted Facebook & Instagram Meta Ads to proactively hunt for qualified buyers and investors.

The Old Way vs The New Way: Passive Marketing (List on Portal, Wait for Enquiries) vs Active Marketing (List on Portal, Run Facebook Ads, Active Marketing)
✕

The Old Way · Passive Marketing

List on Portal → Wait & Pray

  • List it on the portal
  • Wait for someone to find it
  • React to enquiries as they come
  • Hope the right buyer notices
  • Lower the price when nothing bites

When a listing sits for 60+ days, buyers assume something is wrong and submit lowball offers.

✓

The New Way · Active Marketing

Portals + Targeted Meta Facebook Ads

  • ✓Understand what makes it stand out
  • ✓Identify who actually wants to buy it
  • ✓Craft the right presentation & material
  • ✓List on portals — market beyond them
  • ✓Run targeted Facebook Meta Ads
  • ✓Pre-qualify every enquiry

We hunt for buyers across social platforms where decision-makers and high-net-worth investors spend time daily.

Active Marketing doesn't replace property portals — it multiplies their reach with targeted digital advertising.

Put Active Marketing to work on your sale

The real cost of waiting

A property sitting listed still costs you.
Every single month.

An unsold property isn't just a delay. It's an active cost — and the longer it sits, the more it works against you:

  • Ongoing holding costs

Mortgage, maintenance, MCST and property tax keep billing every month the property sits unsold.

  • Opportunity cost

Capital tied up in a property that isn't moving is capital you can't deploy elsewhere.

  • Listing fatigue

The longer a property sits listed, the more buyers assume something is wrong with it.

  • Price erosion

Stale listings attract mainly price-focused enquiries and repeated requests for discounts.

  • Market timing

Buyer sentiment and interest rates shift — a delay can mean a different market by the time you transact.

Are we just waiting for a buyer…
or are we actively marketing for one?

The solution & mechanism

One property. One goal.

Position. Market. Attract.

Selling a property well starts with a single question that most listings never bother to answer:

Who should want this property — and why?

Not every buyer values the same thing. An investor looks at yield and exit. An owner-occupier looks at practicality and how the space fits their life or business. A first-time buyer cares about affordability and potential. When we know the exact audience first, we can build the messaging and choose the right channels to reach them.

01 — POSITION

Understand the property, the competition, the audience, and the strongest reasons a buyer would choose it.

02 — MARKET

Craft the right message, presentation, and multi-channel campaign to reach that buyer.

03 — ATTRACT

Create opportunities for the right buyers to discover and respond to your property.

For owners who want to sell

The MAGNET Framework

Sell with confidence.

  • M —Market Research. Recent transactions, market sentiment and real buyer demand for properties like yours.
  • A —Audience Selection. Targeting the buyers who genuinely value this property — not bargain-hunters.
  • G —Guided Pricing. Pricing strategically to attract serious buyers rather than going stale.
  • N —Negotiation Strategy. Protecting your net proceeds and managing buyer conditions.
  • E —Exposure Multiplier. Multiply relevant exposure across property portals, agent networks, content, database, direct outreach and targeted digital advertising where appropriate.
  • T —Terms & Transaction. Option to Purchase coordination, timeline and completion.

LIST ON THE PORTALS. MARKET BEYOND THE PORTALS.

What "market beyond the portals" actually looks like

One property, more than one way to reach the right buyer.

Demand Marketing isn't a fixed package — it's a way of thinking about how to put your property in front of the buyers who would actually value it. Depending on the property and who it's for, that may include a mix of:

  • Property portals — to reach buyers already searching.
  • Agent & co-broke networks — to widen the reach beyond my own contacts.
  • Property video & content — walkthroughs that show the space properly, not just a few photos.
  • Targeted Facebook Meta Ads — putting your property in front of the right buyers, not just whoever scrolls past.
  • My own database — buyers I've already spoken with who may be looking.
  • Direct outreach — to prospects who fit the property's profile.

Not every property needs every channel. More impressions don't automatically mean better marketing. The goal is simple: put the right property in front of more of the right buyers. On the call, we'll talk about which of these actually fit your situation — and which don't.

Before you book the call

Is this the right fit?

Property Demand Marketing is for owners who are ready to actively market their property — not simply put up a listing and wait. Here's an honest look at who it suits, and who it does not.

Who this is for:

  • ✓Owners Who Have Decided to Sell. You've made the decision to sell and want a proper marketing strategy behind the property — not just a listing and a wait.
  • ✓Owners Who Want More Than a Portal Listing. You want the major portals covered, but you don't want the marketing to stop there. Depending on the property, I may also use video, social media, Meta ads, agent networks and direct outreach.
  • ✓Serious Sellers Looking for the Right Buyer. You're genuinely looking to sell and are prepared to work towards a realistic price, arrange viewings and consider suitable offers. My MAGNET framework structures the whole process.
  • ✓Owners Open to Market Feedback. Good marketing increases exposure, but pricing, condition and demand still matter. I work best with owners who are open to reviewing feedback and adjusting the strategy when necessary.

Who this is NOT for:

  • ✕Owners Who Are Only Testing the Market. If you're putting up a very high asking price just to "see whether someone will pay" with no real intention to sell, we may not be the right fit. My approach works best when there's a genuine intention to transact.
  • ✕Properties Not Yet Ready or Eligible to Sell. If the property can't currently be sold — for example, an HDB that hasn't met its Minimum Occupation Period — it's too early for a selling campaign. If it's still within a Seller's Stamp Duty (SSD) period and you're not prepared to account for that cost, we should review the timing first.
  • ✕Owners Looking Only for the Highest Promised Price. My role is not to win a listing by promising the highest number. I prefer to use market research, positioning and actual market feedback to build a realistic strategy towards your objective.

If you're ready to sell your property

If you've decided to sell and want a proper marketing strategy, let's first understand the property and what you want to achieve. Then I'll show you how I would market it to the right buyer.

List on the portals. Market beyond the portals.

Meet Winson Yeung

Hi, I'm Winson Yeung.

Author of Rent It Right · Registered Real Estate Salesperson (CEA Reg. No. R074499I) with SN Real Estate Pte Ltd (Licence No. L3010895G).

Long before I ever represented a client, I was making property and business decisions with my own money. Here's the short version of how I got here — and why I market property differently.

Age 15

One book changed how I saw money

My copy of Rich Dad Poor Dad by Robert Kiyosaki

The book that started it all

I read Rich Dad Poor Dad at 15. It showed me there was another way — you could own assets instead of just working until you retire. That idea never left me.

2007

I became an internet marketer

Winson attending business seminars and learning online business

Learning marketing the hard way

At 18, I started an online business — affiliate marketing, e-commerce, SEO. No salary, no safety net. If it didn't work, I fixed it. That's where I learned how to attract the right audience and put an offer in front of them.

2019

I became a property owner and seller

Winson at his first industrial property purchase in 2019

My first industrial property (2019)

Being self-employed gave me freedom, but my money wasn't working for me. While my BTO was still in its Minimum Occupation Period, I turned to industrial property and bought my first unit. I rented it out, held it, and eventually sold it. When it's your own money on the line, pricing and timing get very real — fast.

Today

I became a property agent

Winson Yeung, property agent with SN Real Estate

Property Agent, SN Real Estate

I joined SN Real Estate and became a property agent. It's where marketing, business ownership and my own property journey all came together. I know how it feels to be the owner deciding whether to sell — because I've been one.

Internet Marketer → Property Investor & Landlord → Property Agent

That's why I don't just ask "how do we list this?" — I ask who should want this property, and why?

Common questions

Frequently asked by sellers

Do you only handle industrial property?+

Industrial property is my main focus, but I also help owners sell commercial and residential properties across Singapore. If you have a property you want to sell, you're welcome to reach out. If another member of my network is better suited for your situation, I'll connect you directly.

Do you use property portals like PropertyGuru?+

Yes. Property portals are an essential part of sale marketing because active buyers browse them daily. My principle is simple: list on the portals, market beyond the portals. Portals capture active seekers; multi-channel marketing captures the broader pool of serious buyers.

Do you run Meta ads for every single property?+

No. The marketing strategy depends on the specific property, target buyer, and your timeline. Some properties benefit from targeted ads and video; others perform best through strong portal positioning and co-broke networks. We choose the mix that fits — never a one-size-fits-all checklist.

Does Demand Marketing guarantee a buyer or a sale price?+

No. In line with CEA guidelines, no property agent can ethically guarantee a transaction, a specific sale price, or a fixed timeline. What Demand Marketing provides is a disciplined, proactive marketing process that puts your property in front of the right buyers rather than passively waiting.

How much does it cost to message you?+

A WhatsApp message costs nothing. It is a conversation where we discuss your property, look at the market, and outline how I'd think about its sale marketing. Any commission and service terms will be discussed clearly and agreed in writing before we proceed.

Can you help me sell rather than rent?+

Yes. For owners considering a sale, I use the MAGNET Selling Framework — focusing on market research, audience selection, guided pricing, negotiation strategy, exposure and the final transaction terms.

You already own the asset. Now it's time to sell it well. Tell me your timeline and what you're working with — and I'll show you how I'd position it, market it, and reach the right buyer.
